Sirris - Smart Syndic
Project supervised by prof. Georges Ataya and PIco Lantini
Our client, Jessie Dedecker created SmartSyndic, a software that helps apartment owners in the self-syndic application. Two choices are available to apartments owners considering the syndic: either they hire a professional syndic that should be paid, or they can decide, with the building acceptance, to deal themselves with the syndic. When owners decide to deal themselves with the syndic obligations, they realize that a lot of administrative constraints are facing them. Year after years, government asks apartment owners to provide more and more documents. This is one of the field where SmartSyndic operates, helping the owners to deal with those administrative implication, and all the time in accordance with the law with continuous updates concerning legal obligations. Another big problem is the financial transparency that professional syndics do not always respect and that leads, in many cases, to thefts and scams. From this financial point of view, the software helps owners to be in accordance with the law concerning accounting and keep a track of all building transaction which involves naturally a perfect transparency. The organization of building meeting is one of the side services that this software can provide, even if this is not seen as being necessary or prioritary, it will save energy, time and effort to the self-syndic.
Concerning the price and in actual facts, Jessie Dedecker establishes a price according to the financial situation of his client, let’s say arbitrary. This subscription must be renewed each year.
The product meets difficulties to scale up due to a lack of consumer awareness. This could be explained by a poor promotion and communication. Another way to explain that phenomenon could be the fact that people are reluctant to use such software to manage small-sized building. Nevertheless, we don’t think that this last point is relevant. A survey will help us to define striking trends.
Implications
- To replace the professional syndic role
- To have a better financial transparency
- To have a better access to self-syndic representative, given the fact that self-syndic manager is living in the building (if the self-syndic is one of the owners of apartment).
- Do not longer pay any fees related to professional syndic
- To save money for the owners of apartment
- The software might allow the other owners of apartments, except for the self-syndic representative
- To be in line with the Belgian law
- To be aware of any updates regarding to the law
- The software is used a way of communicating with the owners of apartment
- To increase the profits for the client (Jessie)
- To create a particular relationship between the self-syndic representative and the owners of apartment
- To have a better customer awareness, and in exchange, provide a good customer service
- To get feedbacks from their owners of apartment
As for every business, the owner has to receive some benefits for the already accomplished work. The pricing scheme should be the following: every owner in a building has to pay a fixed annual fee.
